Home / Build

Build with someone who knows the job site.

New construction, land and major renovations, with the perspective of someone who works in commercial construction.

New construction

Contract and upgrades

I review the builder's contract, schedule and upgrade sheet so you know where the value is and where the builder's margin is.

Land

Before you buy a lot

Setbacks, utilities, drainage, access and site work. What it costs to prepare a lot can change the whole budget.

Renovations

Scope and budget

Before you offer on a home that needs work, I put together the scope and a realistic budget so the purchase price makes sense.

From dirt to keys

What a new build looks like with me.

01

Lot and budget

We set the area, size and an all-in budget that covers land, construction and closing costs.

02

Choosing a builder

I compare builders on quality, warranty, track record and current incentives.

03

Contract and upgrades

We review the contract and pick upgrades that add resale value.

04

Construction milestones

I recommend independent inspections before the pour, before drywall and at the end.

05

Final walk-through and warranty

A detailed punch list, plus follow-up on warranty claims after you move in.

Common questions

Before you build

Do I need an agent if the builder has a sales rep?

The builder's rep works for the builder. I work for you, and in many cases the builder pays the buyer's agent. Confirm that on your first visit.

Should I inspect a brand-new home?

Yes. Phase inspections catch problems while they're still easy to fix, before drywall covers them.

Which upgrades are worth it?

The ones that are hard to change later: structure, plumbing, electrical, windows and insulation. Finishes like flooring and fixtures can be upgraded later for less.
